AI for Listing Descriptions — Write Them in 30 Seconds
A great listing description sells the lifestyle, not just the specs. But writing unique, compelling copy for every listing is tedious — especially when you’re juggling 10+ active listings.
AI writes solid listing descriptions in seconds. Here’s how to get output that’s actually good enough to post.
The Basic Prompt Template
Write an MLS listing description for this property:
- Type: [single-family, condo, townhouse]
- Beds/Baths: [X/X]
- Square footage: [X]
- Key features: [list 5-7 features]
- Neighborhood: [name and highlights]
- Price range context: [starter home / move-up / luxury]
Style: Compelling but not over-the-top. Lead with lifestyle benefits. Under 200 words. No ALL CAPS. No exclamation marks.
The “no exclamation marks” instruction is important — AI defaults to “STUNNING KITCHEN!!!” without it.
Property-Type Variations
Starter Home
Add to prompt: “Target first-time buyers. Emphasize value, low maintenance, and proximity to amenities. Mention potential for equity building.”
Luxury Property
Add to prompt: “Tone: sophisticated and understated. Focus on craftsmanship, materials, and exclusivity. Avoid words like ‘amazing’ or ‘gorgeous.’ Use ‘refined,’ ‘curated,’ ‘bespoke.’”
Investment Property
Add to prompt: “Target investors. Lead with numbers: current rent, cap rate potential, occupancy history. Mention value-add opportunities. Keep emotional language minimal.”
Fixer-Upper
Add to prompt: “Be honest about condition while highlighting potential. Use phrases like ‘bring your vision,’ ‘opportunity to customize,’ ‘strong bones.’ Mention comparable renovated properties in the area if relevant.”
Before and After
Raw details: 3 bed, 2 bath, 1,400 sq ft, updated kitchen, hardwood floors, fenced yard, quiet street, near downtown.
Bad AI output (no guidance): “Welcome to this STUNNING 3-bedroom home! This AMAZING property features GORGEOUS hardwood floors and a BEAUTIFULLY updated kitchen! Don’t miss this INCREDIBLE opportunity!!!”
Good AI output (with the template): “Tucked on a quiet tree-lined street just minutes from downtown, this 3-bedroom home delivers the rare combination of character and modern updates. The recently renovated kitchen features quartz countertops and stainless appliances, while original hardwood floors run throughout the main level. The fenced backyard is ready for weekend cookouts, and the two-car garage offers storage most homes in this neighborhood lack. At 1,400 square feet, it’s sized right for a growing family without the maintenance burden of a larger property.”
Same house. Completely different impression.
Epique vs ChatGPT
Epique has a dedicated listing description generator. Enter the property details in a form, select a tone, and it generates copy. Faster than writing a prompt, but less customizable.
ChatGPT requires a prompt but gives you more control over tone, length, and style. Better for luxury listings or unusual properties where the template approach falls short.
Recommendation: Use Epique for standard listings when you need speed. Use ChatGPT for listings that need a unique angle.
MLS Compliance Tips
- Check your MLS rules on AI-generated content. Most allow it, but some require disclosure.
- Remove any claims AI makes that you can’t verify (“best school district,” “highest appreciation rate”).
- Never let AI fabricate features. Always work from your actual property details.
- Review for Fair Housing compliance — AI sometimes generates language that could be interpreted as steering.
The 30-Second Workflow
- Open ChatGPT on your phone
- Paste the template, fill in the property details from your showing notes
- Review the output, tweak 1-2 sentences
- Paste into your MLS
That’s it. What used to take 15-20 minutes per listing now takes under a minute. Over a year of listings, that’s dozens of hours back.
